All prices are quoted in US$ (US Dollars), unless specified otherwise.
All rates are per villa per night for single or double occupancy.

Regular Season (Validity: January 16th - March 31st, May 1 - June 30th, November 1st - 30th)

High Season Validity: April 1st - 30th, July 1st - July 15th, September 16th - October 31th, December 1 -December 14th)

Peak Season (Validity: July 15th - September 15th, December 15th - January 15th)

TERMS & CONDITIONS

1. Rate
   All rates subject to 15% Government Tax, Rates Includes :
   Airport transfers
   Additional vehicles required due to size of luggage or extra people will be charged at prevailing rates.
   Daily breakfast in villa
   Daily maid services
   Tea, coffee, bottled water
   Use of watercraft
   Use of skipper and motorboat (pay petrol only.



2. High & Peak Season Periods
   Low Season Period: January 16th - March 31st, May 1 - June 30th, November 1st - 30th
   High Season Period: April 1st - 30th, July 1st - July 15th, September 16th - October 31th, December 1 -December 14th
   Peak Season Period: July 15th - September 15th, December 15th - January 15th



3. Booking or Reservation
   Reservation subject to availability and confirmation.
   A minimum of 3 nights stay in low season
   A minimum of 5 nights stay in high season
   A minimum of 7 nights stay in peak season



4. Check in/out time
   Check-in time: 14:00
   Check-out time: 12:00
   Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability



5. Terms of Payment
   Terms of Payment
   • A deposit of 50% of the total rental amount is required within 7 days of receiving our reservation confirmation form with the final balance to be paid in cash at the villa upon arrival.
   • For bookings made 7 days or less before arrival, full final cash payment is required at the villa upon arrival.
   • All payments are to be made in US dollars either via electronic bank transfer (account details will be given at time of booking) or by cash in US dollar bank notes at the villa. For electronic transfers, guests will be responsible for any bank charges incurred.



6. Cancellation Policy
   Cancellation Policy
   • For bookings that are cancelled 31 days or more before arrival, deposits will be returned in full less a US$ 100 administrative fee.
   • For bookings that are cancelled 30 days or less before arrival, deposits will be non-refundable.
   • Notices of cancellation must be received in writing (by fax, email or mail).
   • In cases where a guest has confirmed a booking with a deposit but we have yet to receive the balance of payment and the booking is cancelled, the guest will be responsible for the payment.

The '++' behind the Published Rates indicates that these prices are subject to an additional 11% Indonesian Government Tax and 10% Service Surcharge. Breakfast is usually not included in Published Rates.

Our Internet Rates are already inclusive of 21% Tax and Service Surcharge.
B'Fast "Included", means Breakfast is already included in our rates.
B'Fast "Excluded", means Breakfast is NOT included in our rates.
