All prices are quoted in US$ (US Dollars), unless specified otherwise.
All rates are per villa per night for single or double occupancy.

Regular Season (Validity: January 9th to July 14th (except for holiday weeks of Easter and Chinese New Year), September 16th to December 17th)

High Season Validity: July 14th to July 31st, September 1st to September 15th, Holiday weeks of Easter and Chinese New Year )

Peak Season (Validity: August 1st to August 31st, December 18th to January 8th (Christmas & New Year Period.)

TERMS & CONDITIONS

1. Rate
   # All rates area quoted in US dollars per nights. Reservation is confirmed only upon deposit by bank transfer and/or US dollars cash.
   # Tax and service is included in the rental price.
   # Rates do not include gratuities to staff members, which we recommend, at least IDR 100.000 per week, per staff member.
   # Rates do not include breakfast, telephone, food and beverage.
   # Rates include car with driver for 8 hours per day (not including petrol). Special offer for client paying the published rate..



2. High & Peak Season Periods
   Low Season period: January 9th to July 14th (except for holiday weeks of Easter and Chinese New Year), September 16th to December 17th
   High season period: July 14th to July 31st, September 1st to September 15th, Holiday weeks of Easter and Chinese New Year
   Peak season period: August 1st to August 31st, December 18th to January 8th (Christmas & New Year Period.



3. Booking or Reservation
   Reservation subject to availability and confirmation.
   A minimum of 2 nights stay in low season
   A minimum of 5 nights stay in high season
   A minimum of 10 nights stay in peak season



4. Check in/out time
   Check-in time: 14:00
   Check-out time: 12:00
   Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability



5. Terms of Payment
   Terms of Payment
   • A deposit of 50% of the total rental amount is required within 7 days of receiving our reservation confirmation form with the final balance should be settled one month prior to arrival date
   • For bookings made 7 days or less before arrival, full final cash payment is required at the villa upon arrival.
   • All payments are to be made in US dollars either via electronic bank transfer (account details will be given at time of booking) or by cash in US dollar bank notes at the villa. For electronic transfers, guests will be responsible for anybank charges incurred.



6. Cancellation Policy
   Cancellation Policy
   • For bookings that are cancelled 31 days or more before arrival, deposits will be returned in full less a US$100 administrative fee.
   • For bookings that are cancelled 30 days or less before arrival, deposits will be non-refundable.
   • Notices of cancellation must be received in writing (by fax, email or mail).
   • In cases where a guest has confirmed a booking with a deposit but we have yet to receive the balance of payment and the booking is cancelled, the guest will be responsible for the payment.



7. F&B
   Foods and beverages are on guest's account. First dinner in villa for a late check-in and/or first breakfast can be arranged upon request. All expenses are at guest's account.

The '++' behind the Published Rates indicates that these prices are subject to an additional 11% Indonesian Government Tax and 10% Service Surcharge. Breakfast is usually not included in Published Rates.

Our Internet Rates are already inclusive of 21% Tax and Service Surcharge.
B'Fast "Included", means Breakfast is already included in our rates.
B'Fast "Excluded", means Breakfast is NOT included in our rates.
