All rates are per villa per night for single or double occupancy.

High Season Validity: January 31 – February 7, 2011 (Chinese New Year) April 22 – 29, 2011 (Easter Week) July 1– 31, 2011 August 1 – 31, 2011 September 1 - 15, 2011)

Peak Season (Validity: December 20, 2011 – January 8, 2012)

TERMS & CONDITIONS

1. Rate
   All rate are net, quoted in USD and inclusive of applicable 15% government tax, service charge, complimentary drop off car usage, welcome drink and cold towel and complimentary drinking water.



2. High & Peak Season Periods
   Low Season period: Jan 11 - June 30 Ex: CNY,EW
   High season period: January 31 – February 7, 2011 (Chinese New Year) April 22 – 29, 2011 (Easter Week) July 1– 31, 2011 August 1 – 31, 2011 September 1 - 15, 2011
   Peak season period: December 20, 2011 – January 8, 2012



3. Minimum Stays:
   Low Season: 3-NIGHTS
   High Season: 5-NIGHTS
   Peak Season: 7-NIGHTS



4. Check in/out time
   Check-in time: 14:00
   Check-out time: 12:00 (late check out till 6 pm)
   Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability



5. Terms of Payment
   Terms of Payment
   * A deposit of 50% of the total rental amount is required within 7 days of receiving our reservation confirmation form with the final balance should be settled one month prior to arrival date
   * For bookings made 7 days or less before arrival, full final cash payment is required at the villa upon arrival.
   * All payments are to be made in US dollars either via electronic bank transfer (account details will be given at time of booking) or by cash in US dollar bank notes at the villa. For electronic transfers, guests will be responsible for anybank charges incurred.



6. Cancellation Policy
   Cancellation Policy
   * For bookings that are cancelled 31 days or more before arrival, deposits will be returned in full less a US$100 administrative fee.
   * For bookings that are cancelled 30 days or less before arrival, deposits will be non-refundable.
   * Notices of cancellation must be received in writing (by fax, email or mail).
   * In cases where a guest has confirmed a booking with a deposit but we have yet to receive the balance of payment and the booking is cancelled, the guest will be responsible for the payment.



7. F&B
   Foods and beverages are on guest's account. First dinner in villa for a late check-in and/or first breakfast can be arranged upon request. All expenses are at guest's account.

The '++' behind the Published Rates indicates that these prices are subject to an additional 11% Indonesian Government Tax and 10% Service Surcharge. Breakfast is usually not included in Published Rates.

Our Internet Rates are already inclusive of 21% Tax and Service Surcharge.
B'Fast "Included", means Breakfast is already included in our rates.
B'Fast "Excluded", means Breakfast is NOT included in our rates.
