All rates are per villa per night for single or double occupancy.

Regular Season (Validity: January 9 - June 30, September 16 - December 19 (excluding Easter Week))

High Season Validity: July 1 - 31, September 1 - 15, Including Chinese New Year Week and Easter Week)

Peak Season (Validity: August 1 - 31, December 15 - January 8)

TERMS & CONDITIONS

1. Rate
   All rates above are inclusive of:
   - exclusive use of the villa and all amenities
   - 15% to government tax and service charge
   - one time round trip Airport transfer with seven seats vehicle.
   - fine cotton sheet, down bedding and towels
   - shuttle to Ubud from 8 a.m to 8 p.m : one car only staff
   - daily American style breakfast
   - fully staff: maids, cook and house manager.
   - early check-in & late check-out subject to availability
   - laundry if required
   - Internet connection



2. High & Peak Season Periods
   Low Season period: January 9 - June 30, September 16 - December 19 (excluding Easter Week)
   High season period: July 1 - 31, September 1 - 15, Including Chinese New Year Week and Easter Week
   Peak season period: August 1 - 31, December 15 - January 8.



3. Minimum Stays:
   Low Season: 3-NIGHTS
   High Season: 5-NIGHTS
   Peak Season: 7-NIGHTS



4. Check in/out time
   Check-in time: 14:00
   Check-out time: 11:00
   Late check out until 18:00 is additional charge of 50 % from 1 (one) night room rates and subject to avaibility



5. Terms of Payment
   - Credit card authorization + copy of the card (front and back) + pasport copy of the card holder sent by faximile or 50 % deposit (from total reservation value) transfer to our USD Bank account within 7 (sevent) days of recieving our reservation confirmation, will gurantee the reservation
   - For electronic transfers, guests will be responsible for any bank charges incurred.



6. Cancellation Policy.
   - From 31 days to 61 days before check in date cancelation will charge at 10 % from total secure night as administration fee
   - from 15 days to 30 days before check in date will charge 25 % from the total room night reservation value
   - from 8 days and 14 days before check in date will charge 50 % from total room reservation value.
   - 7 days or no show will be charge 100 % from total room reservation value.

The '++' behind the Published Rates indicates that these prices are subject to an additional 11% Indonesian Government Tax and 10% Service Surcharge. Breakfast is usually not included in Published Rates.

Our Internet Rates are already inclusive of 21% Tax and Service Surcharge.
B'Fast "Included", means Breakfast is already included in our rates.
B'Fast "Excluded", means Breakfast is NOT included in our rates.
