The Bora Bora Estate consists of 8 Luxury Villas, plus the four-villa, five-bedroom Kubun Suite. Bora Bora villas are traditional yet modern with every luxury you could ask for. One Bedroom Villa
The private one bedroom villas lie in 270 square meters of verdant tropical gardens, including a large private swimming pool and sunbathing terrace. All bedrooms have en-suite bathrooms, air-conditioning, satellite TV and electronic safety boxes. Every villa features a fully equipped kitchen, private lounge and dining areas, and IDD telephone. The Bali Villas is Seminyak Feature modern construction and amenities, combined with primitive Indonesian decorative elements. Verdant tropical gardens with poolside sunbathing terraces complete each spacious Bali Villa. Each Bora Bora Villa features its own main entrance, a large private swimming pool and sundeck.
Three Bedroom Villa
The Three Bedroom Bali Private Villa features more than 520 square meters of floor space, with uniquely designed teak wood mezzanines adding a further 55 square meters of comfort and delight. Two of the bedrooms are similarly located in the main area, while the third bedroom is found opposite the swimming pool in its own villa. Each bedroom opens directly onto verdant tropical gardens, a poolside sunbathing terrace and open living area. All bedrooms have en-suite bathrooms, air-conditioning, satellite TV and electronic safety boxes. Every three-bedroom villa features a fully equipped kitchen, private lounge and dining areas, and IDD telephone. The four-villa Kubun Suite spans over 850 square meters. Accommodating up to ten guests in an intimate garden setting, the suite consists of a two-bedroom villa and three uniquely designed one-bedroom villas, surrounding a large private swimming pool - the perfect family villa in Bali. All rate are net, quoted in USD and inclusive of applicable government tax, service charge, daily breakfast based on 2 person per bedroom, complimentary drop off car usage, welcome drink and cold towel and complimentary drinking water. - High & Peak Season Periods
Low Season period: January 7 - July 19, September 11 - December 22
High season period: July 20 - September 10, December 23 - January 6

Late check out until 18:00 is additional charge of 50 % from 1 (one) night room rates and subject to avaibility - Terms of Payment
- Credit card authorization + copy of the card (front and back) + pasport copy of the card holder sent by faximile or 50 % deposit (from total reservation value) transfer to our USD Bank account within 7 (sevent) days of recieving our reservation confirmation, will gurantee the reservation
- For electronic transfers, guests will be responsible for any bank charges incurred. - Cancellation Policy.
- Before 30 days check in date cancelation will charge at 10 % from total secure night as administration fee
- Between 29 days and 15 days will charge 50 % from the total room night reservation value
- Between 14 days and 0 days will charge 100 % from total room reservation value.
- No show will be charge 100 % from total room reservation value.
The '++' behind the Published Rates indicates that these prices are subject to an additional 11% Indonesian Government Tax and 10% Service Surcharge. Breakfast is usually not included in Published Rates.
